Loan Modification - Did You Not Qualify or Been Denied?
The HAFA, Safe Haven and Soft Landing programs offer assistance and alternatives
Unfortunately not all struggling homeowners qualify for the government Home Affordable Modification Program (HAMP). Springboard, a HUD-approved housing counseling agency, has developed three programs to help homeowners who have been denied or do not qualify for this federal program:
- The HAFA Program - Government assistance for a short sale or deed-in-lieu of foreclosure
- Safe Haven Program - For people with too much debt and monthly expenses
- Soft Landing Program - Guidance for a smooth transition out of the home
The HAFA Program
The Home Affordable Foreclosure Alternatives (HAFA) program is for homeowners who, although eligible for the government Home Affordable Modification Program (HAMP), are not able to secure a permanent loan modification or cannot avoid foreclosure. HAFA provides protection and money to eligible homeowners who decide to do a Short Sale or a Deed-in-Lieu of foreclosure.
- Homeowners receive $3,000 for relocation assistance.
- Lenders must allow the opportunity for the homeowner to attempt a Short Sale or accept a Deed-in-Lieu of foreclosure before following through with a foreclosure.
- Homeowners are fully released from future liability for the first mortgage debt – lenders cannot ask for a cash contribution, promissory note, or deficiency judgment to complete a short sale or DIL. Additionally, junior lien holders (i.e. 2nd mortgages) who participate in the HAFA incentives must also release borrowers from future liability.

Safe Havensm Program
Safe Haven is designed for the homeowner with sufficient income but can no longer afford the home due to high debt and monthly expenses. This program also helps homeowners qualify for a permanent modification by lowering high monthly debt payments.

Your individual financial and housing situation will be reviewed, your options will be explained to you and an action plan will be started at no charge to you. HUD housing counselors will:
- Contact your lender to request reduced payments
- Create a monthly budget to reduce expenses
- Determine if a Debt Management Plan is right for you
- Review a 90 day action plan for you
- Conduct a 90 day evaluation on your progress
- Provide a final recommendation to your lender

Soft Landingsm Program
Soft Landing is designed for the homeowner who will not be able to stay in the home due to an extended hardship. Our counselors can help you transition with hope.
